If a client has a total of $250,000 or higher invested into Griffin projects (spread across any number of projects) they are defined as a 'Premier Lender' and eligible for the higher 14%p.a. rate of return. Clients with a lower total investment amount are defined as 'Private Lenders' with their investments eligible for the standard 10%p.a. rate of return. These details aside, there is no difference in the documentation, security or otherwise between Private and Premier Lenders.

Your individual investment start date is the day on which the total funds have arrived into the project holdings account. Please keep this in mind should your transfer require multiple tranches.

All clients are advised to speak with their accountant regarding their personal tax outcomes of any potential investment. However in general non-Australian residents for tax purposes will be subject to a 10% withholding tax (deducted at the time of loan maturity prior to payment) while residents will be required to declare investment gains as part of their standard tax return.

A registered second mortgage is taken out on the property title for all Griffin developments in the interest of all beneficiaries of the project Security Trust Deed. Upon signing a Loan Agreement, a Lender automatically becomes a beneficiary under the STD which is overseen by an Independent Security Trustee who will act in the best interest of all beneficiaries in the unlikely event of default. Additionally, there is a directors guarantee against the principal investment amount for all Griffin projects.

Prior to your individual investment loan maturity, a Griffin team representative will be in contact to arrange a meeting to discuss your individual maturity options. Should you wish, you will have the opportunity to extend or roll-over capital and/or interest at the completion of your loan term.

The 1st mortgage lender (Bank) is repaid first, then group 2nd mortgage holders (Private and Premier Lenders) are paid second, prior to the Project Owners (Equity).

You can make a request for early repayment and we will try work through any options to provide an early redemption should the project be able to accommodate this. Note, this would be by our best endeavours, but it's not an assurance.

Interest is accrued and paid with the loan principal at the loan maturity date.
